Holiday Rental Compliance in Gran Canaria
VV Licences, SES Hospedajes guest registration, NRA applications, and IGIC tax registration — fully managed for Gran Canaria property owners.
Compliance for Gran Canaria holiday rentals
Gran Canaria is Spain's third most-visited island and home to some of its most active holiday rental markets — from the historic streets of Las Palmas to the dunes of Maspalomas, the resort strips of Puerto Rico de Gran Canaria, and the coves around Mogán. Rental activity across the island is subject to the Canary Islands' regulatory framework, which differs significantly from the mainland.
Under Royal Decree 933/2021 (in force since December 2024), every holiday rental owner in Gran Canaria must submit ID data for each guest over 14 to SES Hospedajes within 24 hours of arrival. This obligation applies regardless of booking channel — direct bookings, Airbnb, and Booking.com listings are all covered. The Cabildo de Gran Canaria and local police have increased inspections, and fines for non-compliance have been issued across the island.
The Canary Islands' local tax — IGIC at 7% — applies to tourist rental income in Gran Canaria. This is managed through the Agencia Tributaria Canaria and must be registered via Modelo 400 before you receive your first booking. Unlike mainland Spain, Gran Canaria is not subject to IVA — but the IGIC obligation is equally enforceable.
Legal requirements for Gran Canaria rental owners
VV Licence (Vivienda Vacacional)
Required from the Cabildo de Gran Canaria before legally advertising any property as tourist accommodation. Some municipalities — particularly Mogán — have imposed moratoriums on new licences. Existing licences must meet habitability and safety standards.
NRA Registration
From January 2025, all Spanish holiday rentals must display a Número de Registro de Alquiler on every listing platform. Applied for via Spain's VUDA digital system and required alongside your regional VV number.
SES Hospedajes Guest Registration
Under Royal Decree 933/2021, ID data for every guest over 14 must be submitted to SES Hospedajes within 24 hours of arrival. Fines for non-compliance range from €600 to €30,000 per incident.
IGIC Registration (Modelo 400)
Holiday rental income in Gran Canaria is subject to IGIC at 7%. You must register with the Agencia Tributaria Canaria via Modelo 400 before your first guest arrives.

Frequently asked questions
Are new VV Licences available in Gran Canaria?
Availability varies by municipality. Some areas — particularly Mogán, which covers popular resorts like Puerto Rico and Amadores — have restricted new licences. Others remain open. The Cabildo de Gran Canaria manages applications and will advise on current availability for your specific location.
Does the SES Hospedajes rule apply to apartment complexes in Maspalomas or Puerto Rico?
Yes. The SES Hospedajes requirement under Royal Decree 933/2021 applies to all tourist accommodation in Gran Canaria, including apartments in resort complexes. Each individual owner — or their designated operator — is responsible for submitting guest ID data within 24 hours of arrival.
What is IGIC and how is it different from IVA?
IGIC (Impuesto General Indirecto Canario) is the Canary Islands' equivalent of mainland Spain's IVA. For tourist accommodation, the rate is 7% — lower than the 10% IVA rate on the mainland. It is administered by the Agencia Tributaria Canaria (ATC), not the AEAT, and requires separate registration and quarterly declarations.
Can Villa Check In handle SES Hospedajes submissions for my Gran Canaria property remotely?
Yes. Villa Check In provides fully remote, managed SES Hospedajes guest registration for Gran Canaria properties. You share guest details and we handle verification, submission to the Ministry of Interior, and compliance record-keeping — with a 99.99% success rate.
