Región de Murcia Jurisdiction

The Región de Murcia is its own autonomous community, with a holiday rental framework administered separately from neighbouring Valencia and Andalusia. From the Costa Cálida resorts of La Manga del Mar Menor, Mazarrón, and Águilas to the historic centres of Murcia city and Cartagena, tourist rentals must be registered as Viviendas de Uso Turístico with the regional tourism registry before being advertised.

The national SES Hospedajes requirement (Royal Decree 933/2021, in force since December 2024) applies to every holiday rental in Murcia. Owners must submit ID data for all guests over 14 within 24 hours of arrival — whether the booking comes through Airbnb, Booking.com, or directly. The obligation sits with the property owner or operator, not the platform, and applies regardless of the length of stay.

Murcia follows mainland Spain's tax rules: rental income is subject to IRPF, with IVA at 10% where hotel-like services are provided. The region does not currently levy a separate tourist tax. From January 2025, all listings must display a national NRA number in addition to the regional tourist registration number.
