Holiday Rental Compliance on the Costa Brava

HUT registration, SES Hospedajes guest registration, and NRA compliance — we manage Catalonia's rules for the Costa Brava and the Girona coast.

Compliance for Costa Brava holiday rentals

Catalonia Jurisdiction

The Costa Brava — stretching along the Girona coast from Blanes and Lloret de Mar to Tossa de Mar, Platja d'Aro, Begur, L'Escala, Roses, and Cadaqués — falls under Catalonia's tourist accommodation framework. Catalonia operates one of the most established licensing systems in Spain: every holiday rental must hold an HUT number (Habitatge d'Ús Turístic) registered with the Registre de Turisme de Catalunya and the relevant municipality before it can be advertised.

The national SES Hospedajes requirement (Royal Decree 933/2021, in force since December 2024) applies to every holiday rental on the Costa Brava. Every guest over 14 must have their ID data submitted within 24 hours of arrival. Catalonia's tourism inspectorate and local police actively check that properties hold a valid HUT number and maintain up-to-date guest registration records.

As part of Catalonia, Costa Brava rentals are subject to mainland Spain's tax rules — IRPF on rental income and IVA at 10% where hotel-like services are provided — plus the Catalan tourist tax (Impost sobre les estades en establiments turístics), which is charged per person per night and declared to the Generalitat de Catalunya. From January 2025, listings must also display a national NRA number alongside the HUT number.

Legal requirements for Costa Brava rental owners

1

HUT Registration (Habitatge d'Ús Turístic)

All holiday rentals in Catalonia must hold an HUT number registered with the Registre de Turisme de Catalunya and the local municipality. The HUT number must be displayed on every listing. Some Girona-coast municipalities cap or suspend new registrations — confirm availability before applying.

2

NRA Registration

From January 2025, all Spanish holiday rentals must also display a national Número de Registro de Alquiler from the VUDA system, in addition to the HUT number, on every listing platform.

3

SES Hospedajes Guest Registration

Under Royal Decree 933/2021, ID data for every guest over 14 must be submitted within 24 hours of arrival. Fines range from €600 to €30,000 per breach.

4

Catalan Tourist Tax (IEET)

Catalonia levies the Impost sobre les estades en establiments turístics on overnight stays, charged per person per night. The owner collects it from guests and declares it to the Agència Tributària de Catalunya. Rates vary by accommodation type.

Frequently asked questions

What is an HUT number and do I need one for my Costa Brava property?

An HUT (Habitatge d'Ús Turístic) number is Catalonia's tourist rental registration, issued through the Registre de Turisme de Catalunya in coordination with your municipality. Every holiday rental on the Costa Brava must hold a valid HUT number and display it on all listings before being advertised.

Does SES Hospedajes apply to towns like Lloret de Mar or Tossa de Mar?

Yes. Royal Decree 933/2021 applies across the whole of Catalonia, including Lloret de Mar, Tossa de Mar, Platja d'Aro, Roses, L'Escala, Begur, and Cadaqués. You must submit each guest's ID data within 24 hours of arrival, regardless of where on the Costa Brava the property is located.

Do I have to charge guests the Catalan tourist tax?

Yes. The Impost sobre les estades en establiments turístics (IEET) applies to overnight stays in tourist accommodation across Catalonia, including the Costa Brava. As the owner or operator, you are responsible for collecting it from guests, and declaring and paying it to the Agència Tributària de Catalunya.

Can Villa Check In manage SES Hospedajes for my Costa Brava property?

Yes. Villa Check In provides fully managed SES Hospedajes guest registration for properties across the Costa Brava and the Girona coast. We handle every guest submission within the 24-hour window and keep your compliance records for the required retention period.
