## What We Do

Spanish law (Royal Decree 933/2021, in force from December 2024) requires every holiday-rental host to report guest details to SES Hospedajes — Spain's national Ministerio del Interior registry — within 24 hours of each check-in. Missing submissions expose owners to fines of up to €30,000. Villa Check In automates this process end-to-end via Guest-Flow, our purpose-built platform, and supports owners with the wider set of regional licensing and tax obligations.

## Regulatory Context

- **Royal Decree 933/2021 (SES Hospedajes)**: Requires Spanish holiday-rental hosts to register every guest with SES Hospedajes (the national Ministerio del Interior system) within 24 hours of arrival. In force since December 2024 and mandatory.
- **Vivienda Vacacional (VV)**: Regional tourist-dwelling licence, required before legally advertising a property — for example the VV licence issued by each Cabildo in the Canary Islands. Mandatory and unaffected by the NRA ruling below.
- **IGIC**: Impuesto General Indirecto Canario, the Canary Islands' indirect tax (equivalent to mainland IVA), currently 7%, declared quarterly via Modelo 400.
- **NRA (Número de Registro de Alquiler) — CANCELLED**: The state-level rental registration number created by Royal Decree 1312/2024 was annulled by the Spanish Supreme Court on 21 May 2026 (judgment STS 620/2026). The NRA is **no longer required**. The ruling is currently under appeal, so related content is retained for reference pending the final outcome. SES Hospedajes, regional tourist licences (e.g. VV), and tax obligations are unaffected and remain mandatory.
